Are You Ready to be Green?

By Mary Girsch-Bock

Offered by The National Apartment Association Education Institute (NAAEI) and the National Affordable Housing Management Association (NAHMA), the Credential for Green Property Management (CGPM) continues to provide an important role in training onsite managers, maintenance staff and supervisory personnel in the latest green technology.

Even property management businesses with limited budgets can benefit from the training available. Topics cover everything from an overview to operations and maintenance, and include the following modules:

· Green Building Principles and Practices Overview
· Energy Efficiency
· Water Efficiency
· Integrated Pest Management
· Indoor Air Quality
· Green Operations and Maintenance
· Green Site Landscaping, Xeriscaping, Composting, etc.
· Alternative Energy Sources (Wind, Solar, Geothermal, etc.)
· Energy Star and WaterSense Programs
· Recycling and Waste Reduction
· Resident Green Education

While the program is ideal for those considering implementing green management techniques at their properties, the knowledge will not be wasted on smaller properties with limited opportunity to implement expensive upgrades.

If you’re on the fence about becoming certified, here are a few reasons why it may be a good idea:

  • Both onsite managers and maintenance staff can become well-acquainted with energy saving techniques that can be implemented now or planned for in the near future.
  • Certification provides management with a host of helpful tips such as how and why to purchase energy efficient appliances, how to implement a recycling program with impact, and how to easily conserve water with a few simple techniques.
  • Staff will also become well acquainted with outdoor water conservation measures, including how to build a landscape that suits the environment your property is located in, while also using less water.
  • Managers, maintenance staff, and other key personnel can become well acquainted with green building principles and practices, allowing staff to create a blueprint for the future at a pace that suits their budget.
  • By reaching out to your tenants with energy saving tips, you’re creating a stronger community. Don’t forget to get your tenants involved every step of the way. Hold open meetings with tenants and explain how current behavior effects the environment, and how easy it is to implement small changes in their lives in order to create big changes in the environment.

As more properties across the globe implement green strategies to preserve precious resources, the Credential for Green Property Management will only become more valuable. Get a jump start today, while helping preserve the environment for the next generation and those beyond.
