Keeping Your Apartment Models in Model Shape

We’ve talked in the past about the benefits of pristine landscaping, a spotless leasing office, and clean, uncluttered patios and balconies. Not listed in that group, but just as important, are your apartment models. While furnishings are important, and should be updated on a regular basis, it’s often the small things that can sway an applicant to sign a lease.

But like anything else, the more frequently we see something, the less we actually see it. The next time you’re in your model units, stop and take a look around and assess what you’re seeing through the eyes of an applicant – then make changes accordingly.

  • When that door swings open, what’s the first thing most people notice? For me, it’s the smell. Make sure that your units have been properly aired out to avoid a musty smell. While some managers opt for air fresheners and potpourri, others swear by the smell of a freshly cleaned unit.
  • Dust, dust, and then dust again. It’s amazing how quickly surfaces can become dusty, especially in drier areas of the west. While it’s no reflection on your staff’s housekeeping skills, it’s important to visit models each day and lightly dust surfaces.
  • Kitchens and bathrooms are probably the most scrutinized rooms during an apartment tour. Make sure both are pristine and keep clutter away from countertops. Faucets should be shiny and drop free, and a bowl of fresh fruit on the kitchen counter is a plus.
  • If your model has hardwood or tile flooring, consider the use of area rugs to enhance furniture and enhance room space. Use a grip strip or caulking to prevent rugs from sliding and applicants from possibly tripping on them.
  • Decorate for where your property is located. An apartment model in Chicago will likely be very different from an apartment model in Los Angeles – or it should be.
  • Don’t neglect patios and balconies. If you have poolside units, or are lucky enough to have a view of the water or the mountains, create a patio or balcony display that will enhance those views accordingly.
  • Look for anything else that will distract from the unit itself, such as missing or broken light fixtures, burned out track or ceiling fan lights, or loose towel racks.

As you’re looking at your models, keep in mind that most of these things will require little time and a minor cash investment, but can pay dividends in the long run with increased leasing rates.
