8-Year High for New Home Sales

The annual rate of new residential property sales last month climbed to the highest level in more than eight years, with the West leading the way.

New U.S. houses sold during June preliminarily numbered 54,000. The total was the same as the upwardly revised figure for the prior month.

But new home sales have accelerated compared to the same month last year, when there were an downwardly revised 44,000 new houses sold.

Servicing Job Cuts at Ditech

As residential loan performance continues to improve, Ditech Financial LLC has decided to reduce its mortgage servicing staff in the South.

The subsidiary of Walter Mortgage Investment Management Corp. plans to make the job cuts at a location in Greensboro, North Carolina.

In all, there were 65 employees who were advised on Friday about their impending layoffs, which are scheduled to take place on Sept. 21.

Flagstar Mortgage Originations, Servicing Grow

Flagstar Bancorp Inc. saw a quarter-over-quarter rise in home lending, and indicators point to continued gains. The mortgage servicing portfolio also increased.

From April 1 through June 30 of this year, the financial institution closed 31 percent more in residential loans than was funded during the first quarter.

This information, along with other operational and financial results, was published in the Troy, Michigan-based company’s second-quarter 2016 earnings report.

How to Keep Your Properties Secure this Summer

With hot summer days and warm nights upon us, it’s more important than ever that property security measures are in place and operational. Along with bored teenagers looking to get into trouble, warm summer evenings also attract the professional criminal as well. With apartment units frequently empty in summer months due to vacationing tenants, those empty apartments can become a prime target for property crime or vandalism, particularly if your property has had vandals strike in the past. Either way, now may be a good time to assess any potential security issues and make any changes or enhancements as needed. And while property budgets may play a role in what type of security measures can be implemented, remember that tenant safety is of primary importance. Here are a few suggestions to make sure that your properties stay safe:

  • Consider replacing regular outside lights with motion sensor lights. The typical home intruder is not always swayed by the presence of a light outside of a home. However, when that light suddenly turns on as they get closer, it’s likely that they’ll be spooked and retreat.
  • Have a visible security presence after dark. Having active security patrol the grounds on a routine basis will bring peace of mind to tenants, and make potential criminals look for an easier target.
  • Designate parking spaces for your tenants and make sure that the correct vehicle is parked in the correct space. This is just another area that can be checked by security personnel in the evening.
  • Install speed bumps in the parking lot. Speed bumps can do a lot to deter people who do not belong on the property from remaining.
  • Replace any burnt out lightbulbs and other security lighting immediately. A dark property sends a strong signal to criminals, and can be a haven for a bunch of bored teens.
  • Be sure to replace any broken windows immediately as well. Like the burnt out bulbs, boarded up windows send the wrong signal to those looking for an easy target.
  • Walk the property and look for graffiti. Taggers will not always be front and center with their vandalism, and gangs in particular will often tag a small, partially hidden area as a test. Don’t fail the test. Remove the graffiti immediately and be sure to report it to the police as well.
  • If crime is a serious issue, you may want to consider security gates and a manned security gate.

While crime typically peaks in the summer months, keeping these measures in place year round will work to keep criminals at bay, and tenants safe – all the time.

Texas Instruments’ stock jumps to 16-year high after results prompt analyst upgrade

Shares of Texas Instruments Inc. soared 6% to a 16-year high in morning trade Tuesday, after the chip maker’s better-than-expected second-quarter results and upbeat outlook prompted an upgrade at Bank of America Merrill Lynch. Analyst Vivek Arya raised his rating to buy, after being at neutral for the past 15 months, and lifted his stock price target to $80 from $64. Arya wrote in a note to clients that the “strong” results and outlook address his near-term concerns over the impact of Brexit and other macro issues on the company’s auto and industrial businesses. He said the next potential catalyst could be a dividend boost in September or October. The stock has run up 28% year to date, while the VanEck Vectors Semiconductor ETF has climbed 18% and the S&P 500 has gained 5.8%.

Twitter downgraded to hold from buy at S&P Global on competition concerns

Twitter Inc. was downgraded to hold from buy at S&P Global as analysts expressed concern over social competition. The analysts said Twitter stock was close to their $21 price target but that the stock hasn’t been performing consistently. They expect competition from Facebook, especially in news and live video, as well as Instagram and Snapchat taking up a larger portion of market share. Twitter’s live-streaming deals will not have “much of a positive financial impact,” they say. Shares of Twitter were down 1% Tuesday, compared to the S&P 500’s drop of less than 1%.

Amazon Prime launches in India

Amazon.com Inc. said Tuesday that the Prime membership program has launched in India in more than 100 cities. Amazon is offering a 60-day trial period and an introductory discounted annual rate of INR 499 (about $7.41), down from INR 999 (about $14.83). For cities that are not yet eligible for one- or two-day delivery, members will receive free delivery with no minimum purchase. Amazon shares are down 0.2% in Tuesday trading, but up 39.5% for the past year. The S&P 500 Index is up 4.3% for the last 12 months.
