Whirlpool and Amazon partner for voice-controlled appliances

Whirlpool Corp. said Tuesday that it has partnered with Amazon.com Inc. on a line of voice-controlled appliances, launching in early 2017. The smart appliances will be Alexa-enabled, allowing users to do things like set and adjust the cooking mode on smart ovens, and ask their smart refrigerator for temperatures and settings. The deal builds on an existing relationship between the brands, which includes automatic reordering of laundry and kitchen products through Amazon’s Dash Replenishment offering. That service will be made available to more appliance models, Whirlpool said. The new Alexa-enabled appliances will be showcased at the Consumer Electronics Show, taking place from Jan. 5 to Jan. 8. Whirlpool shares are up 0.5% in Tuesday trading, and up 24.3% for the past year. Amazon shares are nearly flat in Tuesday trading, and up nearly 11% for the last 12 months. The S&P 500 index is up 10.1% for the last year.

Natural-gas futures drop nearly 11%; oil marks 2-week low

Natural-gas futures dropped Tuesday, with forecasts for warmer weather dragging prices down by nearly 11% to mark their largest one-day percentage decline since February 2014, according to FactSet data. February natural gas lost 39.7 cents, or 10.7%, to end at $3.327 per million British thermal units. Oil futures, meanwhile, settled at their lowest level in about two weeks as traders waited to see if major oil producers will stick to their pledge to cut output, which kicked in at the start of the year. February West Texas Intermediate crude fell $1.39, or 2.6%, to settle at $52.33 a barrel.

Clintons and George W. and Laura Bush to attend Trump inauguration: reports

Bill and Hillary Clinton reportedly will be in attendance at the presidential inauguration on Jan. 20 of Donald Trump, according to New York magazine, as will former President George W. Bush and former first lady Laura Bush, according to the New York Post. Till Tuesday, it was unknown whether former President Clinton and his wife, the former secretary of state, planned to be on hand as Hillary Clinton’s opponent in the Nov. 8 presidential election was inaugurated, nor had the Bushes committed to be in attendance. President Jimmy Carter was previously known to be planning to attend. For health reasons, President George H.W. Bush is not expected to make the trip to Washington.

Gold futures settle at a nearly three-week high

Gold futures climbed Tuesday to finish at their highest level since mid-December, finding support on the back of “a lot of capital reallocation” at the start of the year, according to Tyler Richey, co-editor of The 7:00’s Report. Strength in the U.S. dollar and stock market, as well as upbeat economic data, had fueled declines in earlier trading. February gold tacked on $10.30, or 0.9%, to settle at $1,162 an ounce.

Intel to acquire 15% stake in German digital mapping company HERE

Intel Corp. said Tuesday it is acquiring a 15% stake in German digital mapping company HERE from current indirect shareholders, Audi AG and Daimler AG . The chip maker said the two companies will collaborate on the research and development needed to support real-time updates of high-definition maps that can be used in self-driving vehicles. “Additionally, the two companies plan to jointly explore strategic opportunities that result from enriching edge-computing devices with location data,” Intel said in a statement. Current technology allows a user to determine a car’s location to within meters, but the next generation is expected to work within centimeters. HERE is a private company set up by Audi, BMW AG and Daimler. The deal is expected to close in the first quarter. Intel will nominate Doug Davis to the HERE supervisory board. Davis is general manager of Intel’s automated driving group. Shares were up 0.3% in afternoon trade, while the S&P 500 was up 0.4%.

Fox News anchor Megyn Kelly is leaving the network for NBC: New York Times

Fox News anchor Megyn Kelly, who famously clashed with President-elect Donald Trump during a presidential debate over his comments on women, is leaving the network for a role at NBC News , the New York Times reported Tuesday, citing people briefed on the talks. Kelly will host her own daytime news and discussion program, anchor an in-depth Sunday night news show and participate in special political programming and other event coverage, the paper reported. Kelly, whose contract at Fox News expires this year, was understood to have been offered more than $20 million a year to stay. Her new salary was not disclosed in the report, which said NBC has made clear it could not match that sum. Fox shares were up 1.9% in afternoon trade, while the S&P 500 was up 0.3%.

Making a Commitment for a Better 2017 – Part 2

In a previous post, we talked about some common issues that property managers typically face. As we get ready to begin a new year, now is a good time to address the issues that you’re facing today. Here are a few ideas to get you started:

If you’re dealing with skyrocketing costs at your property, you can:

  • Barter. Have a tenant who’s a landscape designer? Give them a break on their rent and ask them to help with some design work.
  • Raise rent on new tenants. Give your current tenants a break, and pass any increases along to new tenants.
  • Be proactive, repairing when possible and only replacing when necessary.

If utility costs have become unsustainable, here are some things you can do to reduce energy consumption:

  • Install low-flow aerators on bathroom and kitchen sinks, which can reduce water usage up to 40 percent.
  • Give tenants an incentive for conserving water, such as a gift card.
  • When it’s time to replace appliances, purchase an energy efficient model.

An outdated appearance can turn potential tenants off. If funds are limited, start with these areas:

  • Your property entrance. By far the most important area, your entrance is the very first thing that a prospect will see. Broken lights, defaced stone, or out-of-control weeds will ensure that prospects likely won’t even see your leasing office. Make sure this area is pristine all the time.
  • Address any landscaping issues. While you may not be able to completely update the grounds, remove dead trees and branches, and keep the lawn mowed and free of weeds. Be sure to cover bare patches with sod or rocks, eliminating that unkempt look.
  • Update your leasing office with a new coat of paint and some throw pillows for your chairs. Keep the coffee brewing, and offer snacks.

Security is nothing to play around with. To deter crime and keep residents and their belongings safe, try these suggestions:

  • Ensure that any burnt out lights are replaced immediately.
  • Encourage residents to remove valuables from their vehicle, especially those in plain sight.
  • Consider hiring a security guard to patrol the area at night.

Keep your office running efficiently. If your office is running smoothly, it’s likely that everything else will run smoothly as well. Here are some suggestions:

  • Keep your employees motivated by offering freebies such as coffee, soft drinks and snacks.
  • Give staff the opportunity to further their education or learn a new skill.
  • Provide the tools they need to succeed, such as good working equipment and solid property management software that makes their job easier.
