Where the Best Markets Are for Homebuyers and Sellers

Home sellers have more bargaining chips in today’s market—they profited an average 21 percent on sales in 2016—but in some areas, the tables have turned in favor of homebuyers.

The strongest seller’s markets, according to a new report by Zillow, are clustered in California, while the strongest buyer’s markets dot the East Coast.

“The overall recovery has been more robust in some markets, especially on the West Coast, with fast home value appreciation, strong job growth and solid income gains,” says Dr. Svenja Gudell, Zillow’s chief economist. “Many of these markets are also experiencing above-average housing demand coupled with limited inventory, putting sellers in the driver’s seat, On the flip side, a number of markets nationwide continue to struggle with slower job growth, weaker home value appreciation and higher rates of negative equity, giving buyers more negotiating power.”

Weighing days on market (on Zillow.com) and price reductions, Zillow’s top buyer’s markets are:

  1. Miami, Fla.
    Days on Zillow: 108
    Percentage of Listings with Reduced Prices: 11.5 percent
  1. Philadelphia, Pa.

    Percentage of Listings with Reduced Prices: 13.3 percent
  1. Chicago, Ill.
    Days on Zillow: 105
    Percentage of Listings with Reduced Prices: 10.6 percent
  1. Houston, Texas

Today’s buyer’s markets could set in motion a shift to a buyer’s market overall—in fact, another recent report by Zillow forecasts a buyer’s market by 2018 or 2019.

“Whether you live in a buyer’s or seller’s market, there are a few things you can do to stand out from the crowd,” Gudell says. “If you’re a buyer in a seller’s market, it’s important to get preapproved for a loan so you can move as quickly as possible. It’s also helpful to find an agent with a track record of winning bidding wars. If you’re a seller in a buyer’s market, consider making small improvements to your home to make it more attractive, and be prepared to be a bit more patient waiting for offers to come in. Every housing market is different, so it’s important for buyers and sellers to educate themselves on the type of market they’re in.”

Cigna terminates Anthem merger deal, seeks nearly $15 billion in restitution

Cigna Corp. disclosed in filing Tuesday that it has terminated the merger deal with Anthem Inc. , six days after a court ruling to enjoin the proposed merger, and about 19 months after the $48 billion merger was announced. Cigna said has filed suit against Anthem, seeking a $1.85 billion reverse termination fee and more than $13 billion in additional damages, which includes the amount of premium Cigna shareholders did not realize. Cigna said it decided to terminate the deal after a district court found that the merger would decrease competition and choices for consumers. Cigna’s decision marked the second big healthcare merger that was terminated Tuesday, after Aetna Inc. and Humana Inc. agreed to end their $34 billion merger, also after 19 months. Cigna said Tuesday that it while it was “disappointed” in the merger’s failure, it was moving ahead by expanding its stock repurchase program to a total of $3.7 billion. The company said its 2017 outlook for adjusted earnings growth will get a boost from the “significant” capital available for deployment. Cigna’s stock was up 0.4% in afternoon trade, while Anthem shares slipped 0.2%. Over the past 12 months, Cigna’s stock has gained 12%, Anthem shares have rallied 34% and the S&P 500 has gained 25%.

Ethics office recommends Conway be investigated over Ivanka Trump clothing plug

The director of the Office of Government Ethics is recommending to the White House that Kellyanne Conway, a senior adviser to President Donald Trump, be investigated and perhaps disciplined for hawking Ivanka Trump’s clothing line on television. Last week, White House spokesman Sean Spicer said Conway had been “counseled” for her comments. But in a letter to the deputy counsel to the president, OGE Director Walter Shaub said the agency “has not yet received notification of any disciplinary or other corrective action against Ms. Conway.”

Wholesale Lenders Offer Nonprime, High LTV Jumbo

New programs recently being offered by wholesale mortgage lenders include nonprime programs, high loan-to-value jumbo loans and a product for foreign national borrowers.

A promotional notice from Citadel Servicing Corp. indicated that it now offers nonprime loans for borrowers with FICO scores as low as 500 and loan amounts up to $750,000.

Borrowers whose FICO scores are at least 600 can qualify for loan amounts as high as $3 million, according to the notice from the Irvine, California-based mortgage banking firm.

Oil prices end higher as traders await weekly data on U.S. crude supplies

Oil prices settled higher Tuesday, recouping a portion of the losses they suffered a day earlier as traders weighed estimates on global production, ahead of weekly data on U.S. petroleum supplies. The American Petroleum Institute will issue inventory figures late Tuesday, with official data from the Energy Information Administration due out early Wednesday. Analysts polled by S&P Global Platts forecast an increase of 3.25 million barrels for crude inventories. March West Texas Intermediate crude rose 27 cents, or 0.5%, to settle at $53.20 a barrel on the New York Mercantile Exchange.

Tesla shares are now $2 away from beating record
