Oil prices gain for the session, but fall more than 1% for the week

Oil prices settled higher for Friday’s session, buoyed by uncertainty surrounding Libya’s production. Bloomberg reported Friday that an armed group seized control of the country’s biggest oil port. April West Texas Intermediate crude rose 72 cents, or 1.3%, to settle at $53.33 a barrel. Prices still fell about 1.2% for the week on the back of rising U.S. crude supplies and production.

NY Appeals Court Ruling Favors Mortgage Servicers

The New York Appellate Division, Second Department, recently decided a novel issue which may serve as a lifeline for lenders facing the expiration of the statute of limitations in mortgage foreclosure actions.

In Wells Fargo Bank, N.A., v. Eitani (No. 2014-09426, 2017 N.Y. App. Div. LEXIS 1014; 2017 NY Slip Op 0101015, 2d Dep’t Feb. 8, 2017), the Second Department, in a 3-2 decision, held that an assignee of a note and mortgage is entitled under certain circumstances to invoke the six-month extension of the statute of limitations provided by CPLR 205(a), New York’s “Savings Statute”, even though the prior action was commenced by a prior holder of the same instruments.

In November 2005, Argent Mortgage Company LLC filed a foreclosure complaint in Supreme Court, Kings County, after the borrower-defendant Doron Eitani defaulted on his mortgage. Eitani did not answer the complaint and, in June 2008, the trial court entered an order of reference based upon his default.

Gold prices fall for the day, lose 2.5% for the week

Gold futures settled lower Friday after Federal Reserve Chairwoman Janet Yellen said that the central bank is likely to announce an interest-rate increase at its meeting later this month if employment and inflation continue to meet its expectations. Prices had already fallen in each of the last three sessions as other Fed officials hinted at an upcoming rate hike. April gold fell $6.40, or 0.5%, to settle at $1,226.50 an ounce. Prices lost about 2.5% for the week and settled at a two-and-a-half week low.

Fed’s Fischer signals he is content with market expectations of a rate hike in March

Fed Vice Chairman Stanley Fischer said he was happy to see the market price in a March rate hike. “If there has been a conscious effort to move up rate hike expectations I am going to join it,” Fischer said during the question-and-answer session after a speech to the Chicago Booth School of Business Monetary Policy Forum, according to reports from the event. The Fed vice chairman said that no economic data has come in badly in last three months.

The World Is Searching for Reliable Property Managers

Virtually every month I meet or hear of a rental income property owner who wants to expand their portfolio. They’re searching throughout the 50 states for deals that make sense to them. Of course finding a lucrative “cap rate” is a challenge in today’s world. With interest rates still at historical lows, the return-on-investment (ROI) is also very low.

The “cap rate”, aka capitalization rate, is the rate of return on a real estate investment property based on the income that the property is expected to generate. Are you aware of the cap rates nationwide? Knowing what they are, especially in your state and the surrounding states in your region gives you a competitive advantage. On your web page or social media page you’d be able to offer your insights.

Those insights based on up-to-date information and exceptional awareness will attract prospective clients who are looking for reliable, competent property managers to do business with. Are you one?

In other words, are you more informed and more savvy then other property managers? For example, do you know what ROI is all about? Are you conversant on these important terms of business effectiveness?

The ROI is, generally speaking, a performance measure used to evaluate the efficiency of an investment or to compare the efficiency of a number of similar investments. It’s a very important moving target.

To measure the amount of return an investor will receive relative to the cost of that investment, minus management and other overhead expenses, will give prospective clients a “realistic” ROI. It’s also a valuable talking point that can help you communicate professionally with existing clients as well.

Candidly, if you’re an honest, reliable property manager, there are hundreds, even thousand of “other managers’ clients” who need you and are most likely looking for someone like you this very moment! How are these distressed and discouraged residential single or multi-family rental property owners going to find you? How can prospective clients know you exist and know your core competencies?

If they’re not fortunate enough to be referred to you, then they need a media that will help them to discover you. An ad, an email, a banner, a great website that clearly and professionally says, “If you own rental property and you want dependable, outstanding service we’re here for you!” is imperative.

Before you begin your ad campaign or employ whatever medium is most affordable for you, be absolutely certain you can live up to the hype. Can you “under promise and over deliver”? Most landlords and residential rental property owners have an easier time finding a mortgage, a refinance, or more potential rentals to buy than finding a property manager who keeps their word.

If you’re a reliable, diligent, well-informed and very competent as a property manager, then you may be that sought-after exception. Again I ask, “Have you found an effective way to tell the world about you?” Make sure you ask your existing clients if they’ll give testimonials, referrals and recommendations. Baker Hughes data show another weekly rise in U.S. oil-rig count

Data from Baker Hughes Friday revealed that the number of active U.S. rigs drilling for oil rose by 7 to 609 rigs this week. That marked the seventh weekly increase in a row. The total active U.S. rig count, which includes oil and natural-gas rigs, also rose by 2 to 756, according to Baker Hughes. April West Texas Intermediate crude was up 53 cents, or 1%, at $53.14 a barrel on the New York Mercantile Exchange. It was little changed from the level it traded at before the data.

Oil prices add to gains on report of evacuation at Libya’s biggest oil port

Oil futures climbed back toward session highs on Thursday following reports of violence near Libya’s biggest oil terminal. Bloomberg reported that workers were evacuated from the Es Sider oil port as fighting escalated nearby. East Libyan forces said they carried out air strikes and clashed with rival factions Friday close to major oil terminals, according to Reuters. April West Texas Intermediate crude rose 57 cents, or 1.1%, to $53.18 a barrel on the New York Mercantile Exchange. May Brent crude added 58 cents, or 1.1%, to $55.66 a barrel on the ICE Futures exchange in London. “Remember one of the reasons some are skeptical about the success of OPEC cuts is because some producers like Libya have no production cap,” said Phil Flynn, senior market analyst at Price Futures Group. “Maybe the fighting has put that cap in for a while.”

Carson Sworn in as HUD Secretary

With his swearing-in ceremony completed, Dr. Benjamin S. Carson has officially become the leader of the nation’s housing agency.

On Thursday, Carson was sworn in by Vice President Mike Pence as secretary of the Department of Housing and Urban Development.

The neurosurgeon’s swearing in came just hours after the full Senate confirmed him as HUD secretary by a roll call vote of 58 to 41.
