Eli Tene and his partner Gil Priel brought more than 20 years of experience in business and real estate to the venture they launched almost a year-and-a-half ago, CENTURY 21 Peak. With both residential and commercial divisions serving L.A. and its surrounding areas, an entrepreneurial spirit drives CENTURY 21 Peak’s Google-esque, high-tech, millennial-friendly company. And the formula works: Within four months of opening, the firm almost doubled its size and volume. Here, Tene, managing director and principal, shares the philosophies and strategies that put the firm on the fast track.

Maria Patterson: Why did you choose to affiliate with CENTURY 21?
Eli Tene:
The brokerages that will survive are the ones that can bring value to their agents—training, leads, technology, and, of course, quality. The world is becoming smaller and CENTURY 21 is in 76 countries. If you want exposure to the international market, technology, and, at the same time, strong management and leadership, CENTURY 21 is the firm to be with.

MP: How large is the firm currently in terms of offices and agents?
ET:
We have six offices and about 250 agents. We have a residential and commercial division—operations that run separately and have separate management.

MP: What regions do you serve?
ET:
We serve the Greater Los Angeles area and have expanded into the Inland Empire.

MP: How is your local market faring?
ET:
We had a very strong ending to 2016, and the start of the year has been unbelievable. We thought there would be a slowdown, but it’s been moving at a very fast pace.

MP: What makes your company stand out in the marketplace?
ET:
The fact that we own other companies and that we have a very strong leadership with high standards allows us to manage larger and larger operations. We invest a lot in technology and we have a very unique marketing system. We also have in-house training, and we’re very hands-on to help agents be successful.

MP: How would you describe your company culture?
ET:
We are professional, knowledgeable, and offer the best technology and service. The client is always first.

MP: What’s your approach to recruiting and retention?
ET:
First, retention is No. 1. We do that by giving value to our agents and making them feel like they’re part of the family. As far as recruiting, the best reference is our agents; when they talk to other agents, those agents see how happy they are. That by itself is a huge recruiting tool for us. We also have managers and a full-time recruiter working on bringing in new agents.

MP: How do you plan to evolve the company in the future?
ET:
We realize that we’re a large firm and very attractive to millennials. I believe they’re the future of our company and that they will help us grow. We’ll also continue to do mergers and acquisitions. In 2018, we’ll need to see where we are with rising interest rates, the new administration and inventory challenges. Regardless, I don’t expect a repeat of 2007. Mortgage Rates Hit Year-High before Fed Decision

Thirty-year fixed mortgage rates on average hit a year-high this week ahead of the Federal Reserve’s decision on the key interest rate, increasing to 4.21 percent, according to Freddie Mac’s Primary Mortgage Market Survey® (PMMS®). Fifteen-year mortgage rates, at the same time, increased to 3.42 percent, while 5-year Treasury-indexed hybrid adjustable mortgage rates increased to 3.23 percent.

Mortgage rates and the Treasury yield have uncharacteristically diverged in recent weeks—a trend that now appears to be reversing, says Sean Becketti, chief economist at Freddie Mac.

“The 10-year Treasury yield rose about 10 basis points this week,” Becketti says. “For the first time in weeks, the 30-year mortgage rate moved with Treasury yields and jumped 11 basis points to 4.21 percent. The strength of Friday’s employment report and the outcome of next week’s [Federal Open Market Committee] meeting are likely to set the direction of next week’s survey rate.”

Bank Settles Charges of Racial Discrimination

A bank operating from Rockford, Illinois, has settled allegations of racial discrimination against people who applied for residential loans.

Alpine Bank & Trust Co. was established in 1962. As of Dec. 31, 2016, staffing at the financial institution stood at 358 employees.

Its $1.250 billion in assets includes $0.156 billion in one-to-four family residential loans and $0.308 billion in commercial real estate loans.

Urban Outfitters, First Solar, Frontier Communications booted from S&P 500

Urban Outfitters Inc. , First Solar Inc. , and Frontier Communications Corp. are being booted from the S&P 500 index after S&P Dow Jones raised its market cap guidelines for the index late Friday. The companies will be replaced on the S&P 500 by Advanced Micro Devices Inc. , Raymond James Financial Inc. , and Alexandria Real Estate Equities Inc. , S&P said. The moves come as S&P raised its guidelines for the index to include companies with market capitalizations of more than $6.1 billion from a previous $5.3 billion. The changes to the index take effect before Monday’s market open. AMD shares rose 1.5% to $14.12 after hours, while shares of First Solar declined 1.2% to $32, and Urban Outfitters shares slipped 0.7% to $25.

AMC lawsuit settlement shaves reported fourth-quarter earnings

AMC Entertainment Holdings Inc. late Friday restated its results for the fourth quarter following a litigation settlement charge. The $7 million settlement, which the movie-theater chain characterized as pertaining to “a lawsuit filed several years ago,” reduced AMC’s earnings results by 4 cents a share for the quarter and the year, the company said. AMC reported a fourth-quarter profit of 33 cents a share on Feb. 28. AMC shares were unchanged at $30.15 after hours.
